What should you do first?

Your action order

  1. Step 1

    Get independent tenancy advice from Threshold

    Do not assume a notice is valid or ignore it. Threshold provides free private-renting advice.

  2. Step 2

    Contact the local homelessness service

    Ask for a homelessness-prevention assessment or emergency-accommodation assessment. Explain clearly if children, disability, pregnancy, medical needs or immediate safety risks are involved.

  3. Step 3

    Check the RTB dispute deadline

    The RTB can determine notice validity, illegal eviction and many tenancy disputes. Most termination-notice disputes allow 90 days; rent-arrears or tenant-breach notices generally allow 28 days.

  4. Step 4

    Keep an evidence pack

    Keep the tenancy or mortgage agreement, notices and envelopes, messages, payment records, photographs, reference numbers and a dated note of every contact. Do not upload them to SupportCheck.

Termination rule changing on 14 September 2026

For a notice served up to 13 September 2026, the landlord must provide it to the RTB on the same day as the tenant. From 14 September 2026, the RTB copy must be served within seven days. Other validity requirements still apply. Only the RTB dispute process can make a binding decision for a disputed notice.
